A buyer comparing two Lely Resort listings at $650,000 might assume the carrying costs are roughly the same. Same golf community, same rough square footage, same brand name on the entry sign. But depending on which of Lely's roughly 40 sub-neighborhoods each home sits in, one owner could be writing a check every year that the other never sees, for a club membership the listing sheet never mentioned.
That gap is the part of Lely Resort that the median price on any portal search will never show you.
Lely Resort spans close to 3,000 acres east of Naples, built out over more than 40 individual neighborhoods and expected to reach roughly 4,506 homes once fully developed. The average home price across the community sat around $594,355 in data last refreshed in late July 2026, a figure that gets quoted often because it's easy to pull and easy to compare against other Naples golf communities.
What that average doesn't carry with it is the fee structure attached to the specific address. Lely isn't governed by one homeowners association with one line item. It's a master-planned community made up of dozens of sub-associations, each with its own dues, its own rental rules, and its own answer to a question that matters more than most buyers realize: is club membership optional here, or is it bundled into the deed?
Every Lely property carries some version of four possible cost layers: a master community obligation, a sub-association due, a Community Development District assessment that shows up on the county tax bill, and in some neighborhoods, a club membership that isn't optional no matter how the listing describes it.
The CDD piece is the one buyers most often miss, because it doesn't look like an HOA fee. Florida Community Development Districts are local government entities that plan, finance, and maintain shared infrastructure such as water management, street lighting, landscaping, and irrigation. Property owners are subject to a non-ad valorem assessment on the annual county tax bill, which may include both operations and maintenance costs and capital assessments. It's a real, recurring cost, and it's separate from whatever the sub-association charges on top of it.
Four named neighborhoods inside Lely make the variance concrete:

Read across that table and the pattern isn't subtle. Prestwick Place bundles its Players Club fee directly into the dues and still allows 12 leases a year, while Ascot carries a nearly identical mandatory club fee but caps rentals at 3 leases a year. Club status and rental flexibility don't move together. Each sub-association sets both independently, which means the only way to know what a specific home actually costs and allows is to ask about that sub-association by name.
The mandatory-versus-optional split shows up along the golf course itself, too. Community documents for neighborhoods like Caldecott and The Majors list Players Club membership as required, while Ashton Place, which sits along those same Classics fairways, lists it as optional. A buyer choosing between two homes that both back up to the same golf course could be choosing between very different annual obligations without ever seeing golf mentioned in either listing.
The Classics Country Club, Lely's private 18-hole club designed by Gary Player, markets a Full Golf Membership benefit that reads "No Assessments," meaning members enjoy the club's facilities and services without the special capital assessments some private clubs levy on top of standing dues, as of the club's own membership page in December 2025.
That's a real benefit, and it's worth understanding precisely what it covers. It applies to assessments the club itself might charge for capital projects like renovations or new facilities. It has nothing to do with the CDD assessment on the county tax bill, or the sub-association dues attached to the specific home, both of which apply regardless of club membership status. A buyer who reads "no assessments" and assumes the entire cost picture is capped is reading the marketing language, not the full ledger.
The gap between Lely's two membership paths is large enough that it changes who the community makes sense for.
An optional Players Club membership, the community-wide amenity with its pools, spa, and dining rather than golf access, runs around $2,830 a year plus a refundable $7,500 deposit. That's the tier most non-golfing buyers encounter.
A Full Golf Membership at The Classics is a different order of commitment: roughly $125,000 in initiation cost and about $21,900 in annual dues, with membership capped at 625 golfers total, according to an independent golf industry directory's reporting on the club. A Social-Sport tier sits in between, with an initiation cost closer to $5,000 and reduced privileges.
That spread, from a $2,830 optional community amenity to a $125,000 private golf commitment, means the phrase "Lely Resort golf community" describes two genuinely different financial products depending on which membership path a buyer is actually signing up for. Confirming which tier applies to a specific home, and whether it's optional or bundled, is a conversation worth having before a contract, not after closing.
For buyers weighing Lely as a seasonal rental property rather than a full-time residence, the sub-association's lease rules can matter as much as the purchase price itself. A 30-day minimum with 12 leases allowed, as in Prestwick Place, opens the door to a real seasonal rental calendar. A 90-day minimum capped at four leases a year, as in Palomino Village, effectively limits an owner to one or two rental blocks annually. Two homes at the same price point can represent very different rental income potential, and that difference is written into association documents most buyers never ask to see before making an offer.
Is the CDD fee the same as the HOA fee? No. The CDD assessment funds community infrastructure and appears on the county property tax bill. The HOA or sub-association due is a separate, additional cost set by that neighborhood's own association.
Does every home in Lely Resort require club membership? No. It varies by sub-association, and sometimes by the specific unit within one. Prestwick Place bundles a Players Club fee into its dues, some units in Ascot require it outright, and Caldecott and The Majors list it as mandatory. Ashton Place, Palomino Village, and Tiger Island Estates leave it optional.
